For general contractors and architects
A mechanical bid your estimator can compare line by line
An HVAC line that lists equipment, permit, ceiling work, controls and the balance report is easy to level against the others. That is the bid we write.
No dollar figure is on this site, because every suite is different. The bid has them, and it lists what we assume so nothing is hiding in an allowance.
In every bid
Equipment by make and model
Permit fees on their own line
Controls and the sequence of operation
Test and balance report
Assumptions and exclusions listed
Alternates priced separately

Reading the bid
A listed scope against a single allowance
Where the HVAC line is one number, the gaps show up later as change orders.

Questions from project teams
Do you bid from a plan set alone?
Yes, for a first number. We note what we could not see, and a walk turns the assumptions into facts.
Can you attend the ceiling coordination meeting?
Yes. Tell us the date and bring the reflected ceiling plan.
Who coordinates the permit if the architect's drawings are not mechanical?
We prepare the mechanical permit drawings from the architect's layout, and send them back for review before we file.
