Rooftop units and splits
Packaged units and splits for small commercial space
We replace and add the units that serve offices, clinics and small retail, and we work to the landlord's roof rules.
A unit that is the right size for the suite it serves costs less to run and holds temperature better. We size from a load calculation, not the old nameplate.
Typical scope
Sizing from a load calculation
Curbs, crane and roof access planned before the date is set
Gas, power and condensate connections checked
Technicians who handle refrigerant hold EPA Section 608 credentials
Thermostat schedules set up with your hours

What drives the scope
What changes a rooftop job
Roof work depends on the building more than the unit.
Unit size and type
Heat pump, gas-electric or cooling only, from the load calculation.
Curb and roof condition
An adapter curb or a roofer's visit may come first.
Crane and access
Street closures, crane days and the landlord's schedule.
Gas and power
Existing service, disconnect and gas line size.
Controls
Thermostat or building controls, and the schedule they run.
Permit
Mechanical permit, and electrical where it applies.
Questions about rooftop units
Do you replace one unit at a time?
Yes. We can phase replacements so tenants keep heat and cooling, and the scope says which suite is down and when.
Do you service units you did not install?
Yes. We look at any make. On the visit we tell you what is repairable and what parts are likely to take time.
Will the roof need a crane?
Often, for a packaged unit. Mini-splits and small split systems can sometimes be carried up. The scope says which.
Planning a roof replacement?
Send the unit's location and the landlord's roof rules, if you have them.
