Questions

What project teams and tenants ask

Who pulls the mechanical permit?

We do. We prepare the mechanical drawings and file with the city or county building department. The permit fees show as their own line in our bid, so your contractor sees what is ours and what is the jurisdiction's.

What is test and balance?

It is measuring the airflow at every diffuser, grille and exhaust, adjusting until it matches the design, and writing the numbers down. You keep the report with your closeout documents.

Do you bid from drawings, or do you need to see the space?

Both work. A plan set gets you a first scope. A walk lets us check the ceiling space, the existing unit and the roof access before the bid is final.

Can you work around the landlord's rules?

Yes. Roof access, crane days, quiet hours and shaft use are on our checklist before we set dates. Send the lease exhibit with the plans if you have it.

Do you work in a building that is open?

We do. Work near occupied suites is scheduled with the property manager. Noisy work such as coring and hanger drilling is planned for the hours the building allows.

Do you do the electrical for the equipment?

The power connections to the equipment are ours, done by crew members who hold the state's 06A specialty card under our electrical contractor license. Panel work and new circuits are usually your electrician's.

How long does a bid hold?

The bid says. Equipment prices move, so we write the date the bid holds until on the first page.

Is work after hours extra?

Work after tenants leave is scheduled with the property manager. Any overtime shows as its own line in the bid.

Can you heat a suite while the drywall is finished?

Often, when the permanent equipment is ready and the inspector allows it. Winters here are damp, and drywall compound and paint need steady temperatures, so we put it in the schedule early.

Do you take service calls on systems you did not install?

Yes, for commercial tenants and property managers in our area. Call the office during business hours and we will schedule a visit.

Not on the list?

Call, or send the plans and your question.
